Nautilus Innovation

Hospitality Shell & Core Solutions · Design · Innovation · Build · Sustainability

We design, procure and build resort shell & core — one group, from first study to standing structure.

Sustainable timber-led buildings for resorts on remote islands, where conventional supply chains lose months. Nautilus Innovation engineers the structure, locks the right manufacturers at factory pricing and supplies the products; our group builder Venturer Timberwork puts it up. Three decades. The hardest sites on earth.

Why Owners Move To Us

The largest source of resort overrun is not unit cost. It is iteration.

Three things decide these projects: time to market, cost, and confidence in the solution. The u-turn cycle — concept, DD, IFC, reset, re-engineer, re-procure — attacks all three at once, and owners pay for the indecision multiple times. Our model answers all three together, with a truly global outlook: the right system, manufacturer and material fitted to each project in each market, never one product sold everywhere.

8–16 weekslost per reset cycle
3–5 roundsof consultant fees re-spent
Every layerre-prices contingency back in — hidden across every cost line

Lock the spine early. Stay agnostic on material.

Structure is the spine — locked at concept stage so every other variable flexes around it. Hardwood GLT, pressure-treated softwood or steel hybrid, chosen on engineering merit with the right manufacturer named and committed. We sell engineering certainty; the materials follow the brief.

A low-cost first step.

Four to six weeks of pre-engineering on a spine package of your choosing — a competitively priced fixed fee, structured to keep early engineering costs moderate. The outcome is a locked, costed, scheduled package. The GC tenders around it, not for it.

Certainty without the GC premium.

For owners who want the lump-sum-and-bond feeling: liability defined across four domains with an instrument behind each, insurer-backed defects cover, payments tied to documents and delivered value, agreements assignable to lenders. Target on every scheme: net zero — in carbon, and in additional price.

PATINA+
Surface Protection
Patina+

Single-stage mineral silicate timber protection. Water-borne, it penetrates the fibre and forms a mineralised barrier that improves durability and weathering resistance — developing an even silver-grey patina progressively across the surface.

One coat instead of three. Born of ten years applying three-stage silicate systems on resort projects, Patina+ replaces the pre-wash, protector and catalyst passes with a single application — one mobilisation, one drying window, one crew pass.

Coverage approx. 8 m² per litre. Two-part concentrate for efficient freight, or ready-to-use liquid. Non-DG for transport. Supplied with application guidance, a substrate assessment and a structured care programme.

Dekloc
Decking Systems
Dekloc

Systemised, prefinished decking panels — a proven ACQ-treated system developed over 20 years with our Indonesian manufacturing partners. Manufactured under licence.

Surface preparation: Dekloc MTCE Wash+ & Dekloc Brightener — acidic preparation chemistry for bare timber.

MTCE Wash+ removes mill glaze, machine oils and handling grime from new and weathered bare timber, so finishes and treatments absorb evenly. Brightener restores oxidised timber to fresh colour without sanding and removes iron staining and black spot — repeatable through the life of the building. Concentrated powders: water is added on site, so a 4.2 kg pail replaces around fifty litres of shipped liquid. For bare, uncoated timber only — not for coated, oiled or silicate-treated surfaces.

VIKING
Structural Fixings
VIKING Fixings

Competitively priced CE-rated stainless steel and structural fixings and accessories, curated for mass timber in aggressive environments. Supplying live resort projects today.

VIKING Waterproofing Systems

VIKING — Thermo Shield & RoofGuard

Tropics-suited membranes and coatings: Thermo Shield replaces conventional peel-and-stick underlays; RoofGuard protects overwater soffits and secondary layers.

Substrate Guide

What goes on what.

Two chemistries, kept apart: Dekloc prepares bare timber with acid; Patina+ treats and cares for it with alkaline silicate. Wash, rinse thoroughly and dry before any silicate goes on — and never mix cleaning products on site.

What is on the timber now Route Product
New bare timber, mill finish Clean, then finish or treat Dekloc MTCE Wash+
Bare, weathered, grey Restore colour, then finish or treat Dekloc Brightener
Bare, iron stain or black spot Restore, then finish or treat Dekloc Brightener
Oiled or coated, sound Clean by other means, re-oil None in this range
Coating failed or peeling Strip mechanically first Then Brightener, then treat
Silicate treated, dirty Routine clean Patina+ Care Wash — coming soon
Silicate treated, spent Strip back, restore, re-treat Brightener, then Patina+

Caring for a treated surface

A mineral silicate treated facade does not need stripping and recoating on a short cycle — it needs cleaning. Atmospheric grime, salt deposits and light biological growth obscure the patina and hold moisture against the surface; removing them once a year keeps the building looking as specified and extends the interval before any re-treatment.

What not to use: acidic cleaners — including preparation products intended for bare timber — chlorine bleach and percarbonate cleaners all attack the silicate structure. A treated surface needs an alkaline cleaner formulated for the job: Patina+ Care Wash, supplied as a powder and dissolved on site, applicable by a facility-management team without specialist equipment.

The NI Marketplace

Manufacturer-direct procurement.

Owners contract manufacturers directly at factory pricing. Nautilus provides the engineering, quality assurance, coordination and documentation — through to inspection at the factory before shipment. Fees are transparent and payments are tied to documents and delivered value.

Due-diligenced manufacturers. Every timber system. Any geography.

The marketplace is not a catalogue — it is a network of manufacturer partners we have audited, inspected and delivered through, across Asia, South America, Europe and North America. That breadth is the versatility owners buy: the right system, from the right factory, for the right project in the right place. Current projects are combining hardwood and softwood glulam in single structures — under NDA, but on real buildings now.

Geneo Canopy, Singapore — the world’s tallest timber canopy, 950 t CO2-e stored
Climate Services · with DoubleHelix

Verified carbon, measured not estimated.

Nautilus carries ISO 14064 GHG verification competence, applied on DoubleHelix’s ISO 17029 audit basis — producing Verified Biogenic Carbon Statements built for the hospitality sector. The Wood Product Protocol™ systemises the data behind every component, enabling end-of-life reuse and extending the stored-carbon life of the timber.

  • Net biogenic carbon, verified — not estimated
  • Traceability & chain of custody via Nature’s Barcode
  • EUDR readiness for European supply
  • Component-level data for circularity and reuse
